Why Surface Prep Decides How Long Your Garage Floor Coating Lasts
The unglamorous truth about coatings: the diamond grinder in the driveway matters more than the product in the bucket.
Ask anyone who repairs failed floors for a living and you will get the same answer: a garage floor coating lives or dies on surface prep. Not the brand. Not the color. Not even the resin chemistry. When a coating peels in year two, the cause is almost always underneath it - concrete that was never mechanically ground, so the product never truly bonded. Here is what proper prep looks like, why acid etching is not a substitute, and how to tell before you sign whether your installer actually does it.
What a coating actually holds on to
Cured concrete is not a uniform material top to bottom. The finishing process floats a thin layer of weak cement paste, called laitance, to the surface. Add years of sealers, oil film, tire dust, and silicone overspray, and the top of a typical garage slab is the worst possible thing to glue anything to. A coating rolled straight onto that surface is bonded to the weak skin, not to the concrete. Grinding removes the skin entirely and opens the pore structure, so the base coat soaks in and locks into sound material. The adhesion becomes mechanical, not just chemical - the coating is keyed into the slab the way mortar keys into brick.
What diamond grinding does that nothing else can
A floor grinder runs diamond-segment discs across the slab under real weight, cutting away the top layer and leaving a uniform, open texture. Industry specs describe this as a concrete surface profile (CSP), and thin-mil garage systems generally call for CSP 2 to 3 - about the roughness of medium sandpaper. The practical point is simpler: grinding is the only prep method that removes laitance, old coatings, and contamination in one pass while producing the exact texture the coating manufacturer requires. Acid etching: why the shortcut fails
DIY kits tell you to mop citric or muriatic acid on the floor, rinse, and let it dry. Etching does add some texture to bare, clean cement paste. But it cannot touch sealers or grease, it works unevenly wherever the slab is dense or contaminated, it leaves reaction residue that has to be completely rinsed out, and it soaks the slab with water right before you need it dry. The result is a bond that is decent in some spots and terrible in others. In this climate, the terrible spots announce themselves the first winter - usually where warm tires sit. TL;DR
Coatings fail at the bond line, and the bond line is built during prep. Diamond grinding removes the weak surface layer and gives the coating sound concrete to lock into. Acid etching does not. Whatever product you choose, the floor only lasts if the slab under it was ground - so make prep the first question you ask any installer.

You do not need to be an expert. Three questions expose most corner-cutters:
- "How do you prep the slab?" The only good answer starts with mechanical grinding. "Power wash and etch" means no.
- "What do you do about cracks and pits before coating?" Sound repairs before coating are part of prep, not an upsell.
- "What surface profile do you grind to?" A pro answers without blinking. A rebrander goes quiet.
