Garage Floor Coating in Round Lake Beach, IL

The largest of the four Round Lake villages, and the one with the most awkward garage floors: narrow bays, walls out of square, slabs that somebody has already repaired.

Garage floor coating in Round Lake Beach, IL is seldom a matter of rolling out a tidy rectangle. The village holds 27,252 residents across 8,629 housing units, and that housing arrived in two very different waves - which is why so many bays here are undersized, off-square, or carrying somebody else's repair work. The install does not change: open the slab with a diamond grinder, rebuild whatever the grinder exposes, lay a polyurea base, broadcast flake, lock it under a polyaspartic topcoat. What changes is how carefully we measure first.

A 1926 cottage plat that kept going

In 1926 a Chicago businessman, Louis B. Harris, bought land along the shore of Round Lake and, trading as Resort Lake-Shore Developers, cut it into affordable summer-cottage lots aimed at working families from the city. It stayed a seasonal colony for roughly a decade, until residents voted for incorporation in January 1937. The Village dates its charter to the fifth of February that year.

The second wave is the one you feel underfoot. The 1940 census counted 410 people here; the 1960 census counted 5,011. Veterans bought the cheap cottages, winterized them and stayed, so a resort subdivision turned into a year-round suburb without ever being cleared and rebuilt. Resort-era lot lines survived, and so did the concrete poured beside them.

Three histories, three prep problems

One block can hand you all three. The system is identical in each case; the front half of the day is not.

Where the garage came fromWhat we tend to findWhat prep that means
Converted cottage, resort-era lotNarrow bay, walls off square, a floor poured or extended in stagesLayout measured on site, never assumed; a seam between pours treated as a live joint
Postwar and mid-century infillScaling at the door line, tire-lane pitting, patch material of unknown makeGrind, cut out whatever fails, rebuild with repair mortar, coat
Later subdivision constructionSound, flat, mostly just stainedLight repair, then straight through grind and coat

The floor that has been fixed before

A slab somebody repaired twice already is not a harder job than a bare one. It is a less predictable one, and that belongs at the quote rather than halfway through the install. Patch material laid decades ago is often a different density from the concrete around it, so it grinds at its own rate and sometimes lets go entirely once the surface opens up. Good outcome: the weak spot left before a coating went over it. More in when the grinder finds something worse and two ages of concrete in one floor.

Which Round Lake is yours?

Four separate villages in this corner of Lake County carry the name: Round Lake Beach, Round Lake, Round Lake Park and Round Lake Heights. Round Lake Beach is much the biggest, and nothing at the curb tells you where one ends. Say which is yours when you call.

It also settles who holds the paperwork answers. We publish rules for no municipality at all, because four village halls inside a few square miles is exactly how a page like this ends up right about one address and wrong about the next. For Round Lake Beach the office is Building, Economic and Community Development, at Village Hall, 1937 N Municipal Way - a street number matching the year on the charter. Start with their building permits page, describe the work physically, then ask. Our permit guide supplies the script.

Odd-shaped Round Lake Beach garage? Good.

We measure the bay you have, not the one the plans assumed.

What we install in Round Lake Beach

Round Lake Beach garage floor questions

Our bay is narrower than a standard two-car. Does that change the install?

It changes the measuring, not the method. We work from the bay you actually have instead of a nominal size, because lots platted here in the 1920s produced plenty of garages that are not standard anything. Layout, flake coverage and cut lines get set on site.

The slab has already been patched twice. Is it still a candidate?

Usually. Old patches are not a disqualifier, they are an unknown, and the grinder settles it inside the first hour. Sound patch material gets opened up and coated over. Failed material comes out, is cut back to solid concrete, and is rebuilt first.

Ours started life as a summer cottage outbuilding. Does that history matter?

Only through the concrete. Some early pours around here are thin, laid in sections, or extended later, and that shows in how the slab behaves rather than in what year it went in. We look before we quote, and a floor that cannot carry the system gets told so.

Do I need to square anything away with the Village before work starts?

That answer belongs to the Village of Round Lake Beach, not to a contractor and not to a web page. The office is Building, Economic and Community Development, at Village Hall on North Municipal Way. Describe the physical work rather than a product name, then ask them directly. You get an itemized written scope from us to read down the phone.
