Do You Need to Seal Your Garage Floor, or Coat It? A Lake County Homeowner's Guide

Most homeowners asking about "sealing" a garage floor are actually facing one of two very different problems, and the fix is different for each. One is a bare, sound slab that just needs its pores closed off before another Lake County winter gets at it - that is a real sealing job, and often a DIY one. The other is a slab that is already stained, pitted, or flaking, where a sealer would be painting over a problem that is still active underneath it. The two-minute test
Walk out to the garage with a cup of water. Pick a clean, dry patch of floor and pour a small splash on it.
- It beads up and sits there. The slab still has some protection working, whether that is an old sealer or the concrete's own factory finish. You are probably fine to wait, or to reseal on a normal schedule.
- It soaks in and darkens the concrete within a minute. The slab is bare and absorbing everything that touches it, salt brine included. This is the sealing candidate.
- The surface around the wet spot is pitted, flaking, or has hairline cracks running through it. Sealing will not undo that damage. What a penetrating sealer actually does
A penetrating sealer (the silane-siloxane type is the one worth buying) does not sit on the concrete like paint - it soaks a few millimeters into the pores and reacts chemically to make them water-repellent from the inside. Nothing changes about how the floor looks or feels underfoot: no sheen, no film, no change in traction. What changes is that water, salt brine, and de-icing chemicals bead up and evaporate off the surface instead of wicking into the slab. Applied correctly, one treatment holds up for roughly five to seven years before it needs a refresh coat.
A related but distinct product is the silicate densifier - it does not repel water at all, it chemically hardens the surface to stop the slab from dusting. Densifiers are effectively permanent once cured, and some contractors apply both: a densifier for hardness, then a silane-siloxane on top for water repellency. Neither one gives you color or stain resistance; for that you need a film.
Where acrylic sealers fall short
Acrylic sealers are the cheap, glossy option sold in every hardware store, and they do add a bit of sheen and light stain resistance. The catch is that they are a thin surface film, not a penetrating treatment, and a garage is a rough place for a thin film to live. Hot tire pickup - a warm tire settling onto the slab after highway driving - softens the plasticizers in the tire and can pull an acrylic sealer right off in sheets under the tread pattern. Expect six months to three years out of one in a daily-driver bay, and a yearly touch-up in the tire lanes even before that. In a storage bay that rarely sees a warm tire, an acrylic can look fine for years. On a floor your car sits on every day, it is a maintenance chore rather than a fix.

Why Lake County winters are the real test
Sealer marketing talks about "moisture protection" in the abstract. In Waukegan, Gurnee, Zion, and everywhere else within a few miles of Lake Michigan, the real threat has a specific mechanism: your car tracks in road-salt brine off Green Bay Road or Sheridan Road every time you park, that brine soaks into bare concrete, and the next freeze pulls it apart from the inside as the water in the pores expands. Sealing a brand-new slab
If you just had a new floor or apron poured, hold off. Curing concrete keeps releasing water vapor for roughly 28 days, and a sealer applied over that outgassing traps moisture under the surface - the result is usually a hazy or whitish film that never fully clears. The three mistakes that ruin a DIY seal job
Sealing bare concrete is genuinely one of the few garage projects worth doing yourself. Almost every failed DIY seal job comes down to one of three things:
- Sealing a damp slab. Clean thoroughly, degrease any oil spots, and give the concrete a full 24-48 hours to dry completely before the sealer goes on - not just surface-dry, fully dry. Tape a small square of plastic to the floor overnight first; condensation underneath it means the slab is still holding moisture and isn't ready.
- Over-applying. A penetrating sealer wants to soak in, not puddle. Apply thin, let it absorb, and wipe up anything still sitting on the surface after 15-20 minutes - leftover residue dries into a visible white haze that is a pain to correct.
- Treating it as one-and-done. Silane-siloxane needs a refresh roughly every 5-7 years; an acrylic film needs yearly attention in the tire lanes if you keep using it that long. Put it on the calendar, because the failure mode is quiet - the floor does not look different the day the protection wears off.
Coatings are the opposite kind of project: the equipment (diamond grinders, moisture meters) and the working time on multi-part chemistry are what separate a floor that lasts fifteen years from one that starts lifting in year two.
