Garage Floor Resurfacing vs Replacement: Which Does Your Slab Need?
How to tell when a rough, pitted garage floor can be resurfaced and coated - and when tearing out the slab is the only honest answer.
Here is the short version: most ugly garage floors do not need to be replaced. Garage floor resurfacing - grinding off the damaged surface, repairing pits and cracks, and building a new wear layer on top - fixes the large majority of floors we see in Waukegan and Lake County. Replacement is the right call only when the slab itself has failed: deep structural cracking, ongoing settling, or concrete that is rotten all the way through. The trick is knowing which problem you actually have, because the two fixes are worlds apart in disruption and cost.

What does garage floor resurfacing actually involve?
Resurfacing keeps the concrete you already have and rebuilds its surface. The slab gets a full diamond grind to remove the weak, damaged top layer of cement paste. Pits, spalled patches, and cracks are filled with repair compounds that bond to the sound concrete underneath. Where the surface is badly eaten, a cementitious or polymer overlay can re-top whole areas. Then the restored surface gets coated - typically a polyurea base with flake and a polyaspartic topcoat - so the repair is sealed in and the floor wears as one continuous surface.
The part that surprises most homeowners: all of that is normally one to two days of work, and you park on it within a couple of days. A residential concrete slab is usually four inches or more of solid material. Surface damage, even ugly surface damage, rarely means the other 95 percent of the slab is bad. When is full slab replacement the right call?
Replacement means breaking up the existing slab, hauling it out, rebuilding the base, pouring new concrete, and then waiting roughly a month for it to cure and dry before a coating can go on. It is loud, expensive, and slow - and sometimes it is exactly right. The honest cases:
- Structural cracking. Wide cracks that go through the slab, with one side higher than the other, and that keep growing season over season.
- Ongoing settlement. The slab is sinking because the fill under it was poor or has washed out. Coating a moving slab just decorates a problem.
- Deep deterioration. Freeze-thaw damage that has crumbled the concrete well below the surface, so there is no sound material to bond a repair to.
- Bad original pour. Some older garages got thin, low-strength slabs with no base preparation. Grinding cannot fix concrete that was never right.

The gray areas: settling and heaving
Two situations sit between the clean categories. The first is a slab that settled years ago and then stopped. If the crack lines are stable and the floor is otherwise sound, we can often treat the cracks, level the transitions, and coat it - the history shows in the slab, but the floor works. The second is active movement: a corner that drops a little more every year, or a slab edge that heaves each winter as frost pushes it. Coating an actively moving slab is money wasted, because the coating will crack right along with the concrete. Slab-jacking specialists can sometimes lift and stabilize a settled slab first; after that, resurfacing is back on the table.
