Moisture Testing Before Coating: Why Older Slabs Get Checked First
The most expensive coating failures do not start on top of the slab. They start underneath it - and a twenty-minute test prevents them.
Before a coating goes on an older garage or basement slab, the slab should be tested for moisture - full stop. Concrete is porous, ground moisture moves up through it as vapor, and a coating that gets blindsided by that vapor will blister and peel no matter how good the product was. This matters more in Waukegan than in newer suburbs: much of the city's housing stock predates the era when a plastic vapor barrier under the slab became standard practice, so plenty of local floors sit directly on damp soil. How moisture wrecks a coating from below

What happens when a slab tests wet
A wet reading changes the system, not the verdict. Moisture-tolerant epoxy primers and vapor-mitigating base coats are engineered to bond to damp concrete and hold back vapor drive, and they get specified with confidence once the numbers are known. Active water problems - seepage, pooling, a chronically wet basement corner - get fixed first, because a coating is not waterproofing.
